This spacious, modern Grade-A office building, located in Kilimani, Nairobi was completed on-time and on-budget in January 2019. The development includes 34 office suites, a conference facility, a restaurant with a large terrace, on-site shop and 250 parking spaces.
Wellers Impact undertook this project on behalf of Truestone Impact Investment Management in 2016 overseeing the complete development process. Currently, in the ‘Fair Exit’ phase of the pipeline, five remaining floors and a proportion of the parking are still available for sale or rent. The Impact:
Wellers Impact’s not-for-profit partner on this development is CMS-Africa. CMS-Africa provides business development and training programs to youth and women in 9 African countries. Their headquarters are in Nairobi, Kenya. They help people to create small businesses and secure employment through the training they provide.
In 2018/19, CMS-Africa provided hundreds of women with basic financial literacy, business planning and book-keeping skills through their Women Empowerment Training. However, they are financial constrained from expanding their programmes and training more programme leaders.
As a result of this partnership, CMS-Africa has received a 21% equity share of the development, which forecasts to provide them with approximately US$350,000 in annual rental income. They will also retain ownership over their land.
